Masterplan for a coastal mixed use project

Constanța, Romania

Manea Kella’s plans for Eden Gardens aims to create more than 1,500 homes on 6.5 hectares of undeveloped land to the north of Constanța, Romania. The project takes influence from the best urban spaces and examples of urban regeneration from around the world as well as the unique natural conditions and ecology of this stretch of the Black Sea coast.

The new homes will be a mix of apartments, designed for both private rental but also market sale. For this reason they will have to be flexible to accommodate changing living patterns, with fittings that rationalise maintenance and replacement, meaning that apartments can be rented efficiently and can change use or tenure over time.

Landscape will play a major role in the design, with pedestrians and cyclists being given traffic-free paths through the masterplan. The aim of the project will be to create a powerful sense of place and point of arrival with buildings anchored into an intricate podium that will play an integral part of the public space. Shops, cafés and restaurants will provide active frontages within key areas of the building clusters and gardens.
